MAJOR WORKS UPDATE: CHRISTMAS SHUTDOWN

SUSPENSION OF WORKS DURING THE CHRISTMAS/NEW YEAR HOLIDAY BREAK

WEDNESDAY 30 NOVEMBER 2022

The Pines construction site will be shut down between 23^rd December – 9^th January 2023 as this is the nominated holiday period for Fluid.

Preparation and clean-up of the site in anticipation of the Christmas break will occur during the week beginning 19 December to 23 December 2022.

During site shut down, Sutech/Fluid Building Services highlight the following:

• There is NO access to balconies for residents where membrane and tile replacement is currently underway.  These balconies are considered a construction zone and neither Fluid’s nor the Owners Corporation’s Insurance Policies provide coverage for access to be granted.

• Protective coverings on these balcony balustrades will be removed for the holiday period so that residents can enjoy an unobstructed outlook, and ventilation will be enabled.

• Access WILL BE allowed to balconies where membrane/ balcony tile replacement is NOT occurring.

Owners/residents are responsible for managing their guests during the holiday period and MUST ensure that no attempts are made by any individuals to access the scaffold.

• Prior to the Christmas break, additional measures will be implemented to restrict access to the scaffold both at ground level and adjacent to the balconies, for the duration of the holiday period.
  
  Whilst these measures will significantly increase difficulty for an individual to access the building works, there is always the risk that this may occur.  If residents become aware of any unauthorised person(s) on the scaffold, they should notify the police immediately, as well as a member of the Strata Committee.
  
• If scaffold noises, movement or otherwise occur during the Christmas break then residents should contact the committee, who will contact Sutech and Fluid Building Services.
