Major Works Update

WEEK AHEAD  24th-28th OCT, 2022   WEATHER PERMITTING!

Swinging stage moved to southern wall (facing pool) for painting of slab edges, concrete spalling and brick cavity works. There will possibly be occasional impact on driveway access to B1 due to overhead safety concerns.  

IMPACT ON B1 GARAGES ACCESS, MONDAY TO FRIDAY FOR NEXT TWO WEEKS:
This coming week scaffolding will be delivered for installation on the B1 platform.
This means that vehicular access to all B1 GARAGES is restricted during working hours of 7.00am to 3.30pm. Affected residents requiring their cars are advised to park on the street before 7.00am.

Weather will continue to cause unplanned delays. Residents are requested to observe carefully if planned works are active before deciding on impromptu garage access during wet weather.

IMPACT ON DRIVEWAY ACCESS FOR ALL RESIDENTS:
Due to steel scaffolding deliveries and movement of steel from the North side to the B1 area requiring a small delivery truck, ALL residents should be prepared for intermittent obstruction of the common driveway from the middle of next week.  Residents with B2 GARAGES are requested to check the truck movements before driving out.

ADVANCE NOTICE OF B2 CLOTHESLINE AREA GARAGES RESTRICTIONS.
Spalling, brick cavity and painting works on the face of the northern balconies will begin in approximately two weeks’ time, WEATHER PERMITTING. This will require the use of two adjoining swinging stages and works will be completed simultaneously.

AFFECTED GARAGES: U2, U10, U21, U36, U15.
These garages below this area will NOT be able to be accessed during the proposed period of works as the swinging stages are required to be landed in front of the garages overnight and works will be completed overhead during the day.

There will be NO access to the open carpark area beneath during work hours due to the risk of falling debris from works above.

FURTHER ADVANCE NOTICE OF B2 CLOTHESLINE AREA GARAGES RESTRICTIONS.
Approximately three weeks later, spalling and painting works on the single balcony face of the 3-bed eastern units will begin, WEATHER PERMITTING. This will require the use of two adjoining swinging stages and works will be completed simultaneously.

AFFECTED GARAGES: U14A, U24
These garages below this area will NOT be able to be accessed during the proposed period of works as the swinging stages are required to be landed in front of the garages overnight and works will be completed overhead during the day.

There will be NO access to the open carpark area beneath during work hours due to the risk of falling debris from works above.

The SC and contractors apologise to these affected residents most sincerely for these restrictions.

This is a general advance warning and specific timings will be provided as the impact of any weather and equipment delays are clarified.
