PINES MAJOR WORKS STARTS NEXT MONDAY 16 MAY

Monday (weather permitting) will see the beginning of the Pines’ much postponed major works. The first week will see installation of the swinging stage and roof harness points for painting the first section of the building, which will be the Western elevation (facing the road).

At the same time, scaffolding will be installed against the Northern elevation (front entrance), scheduled to be completed by the end of the week – once again, weather permitting (WP).

All being well, the following Monday (May 23) will see installation of protection to all existing balcony handrails on the Northern elevation, followed by demolition to tiles and membranes of affected balconies (Units 2, 5, 8, 11, 17, 23, 26, 32 and 35). It is anticipated this work will take about 8 days (WP).

Northern Elevation Owners/Residents’ Preparation of Balconies

Balconies NOT being re-tiled: Owners are requested to move furniture, barbecues, plants etc back from the balustrades and as close to glass doors as possible, to mitigate any damage from the possibility of falling objects from work being undertaken above or nearby. Anything fragile or valuable should be removed.

Balconies being retiled: Please make sure balconies are cleared of furniture, barbecues and plants. AC units need to be decommissioned and removed/stored. If this is not possible, the builders will do so, but remember they are not AC specialists.

Removal of Curtains, Blinds, Shutters etc. for Affected Balcony Works

In preparation for the removal of glass doors of those affected balconies (likely to be around mid to late June), curtains, blinds, shutters etc., particularly anything attached to the doors themselves, will have to be removed and stored.

It is strongly recommended that owners/residents be responsible for this themselves, particularly in the case of curtains. Fabric which has been hanging for some time can become fragile and tear very easily.

If this is not possible, the builders will manage as best they can but with all the care in the world, they cannot be responsible for damage to old or fragile, sun-damaged door coverings

For the duration of the works, Fluid Building’s Site Supervisor is Patrick McCarthy. He will ensure that notices regarding updates or variances are placed in the lift. We will update our web site remotely.

Thank you for your continued patience.
