Pines Strata Bylaw for Hardwood Floors

1. The installation of hardwood floors must be approved by the Owners Corporation prior to commencement of work. The request for approval must include details of the type of flooring and the proposed underlay.

2.     The Owners Corporation has the right to inspect the concrete slab for any damage and to carry out any necessary repairs or rectification work prior to installation.

3.     Hardwood floor installation must be carried out by a qualified and licensed installer in accordance with the manufacturer’s instructions and any relevant standards.

4.     The installation of hardwood floors must comply with the Building Code of Australia (BCA) and the Australian standard for insulation of floors with regard to impact sound pressure level.

5.     The acoustic underlay must be installed with sufficient coverage and density to ensure effective sound attenuation.

6.     All joints and gaps in the acoustic underlay must be sealed to prevent the passage of sound.

7.     If the installation of hardwood floors results in noise levels above 53 dB, the Unit Owner must take corrective measures, such as installing additional acoustic insulation, to bring the noise levels within the acceptable range.

8.     Unit Owners are solely responsible for their choice of floor coverings and underlays, as well as any repairs, rectification, and maintenance associated with them. The Unit Owner must ensure that any work related to the installation or maintenance of hardwood floors does not cause any damage or nuisance to other Unit Owners.
