Foyer Refurbishment Update
We’re pleased to let you know that we expect to receive three foyer design options, complete with visual presentation boards, around May 26.
Shortly after, we’ll circulate a brief owner survey to gather your feedback and help us reach a community consensus on the preferred design.
We’ve advised Sutech of this timing and are currently awaiting confirmation of a potential start date from Coastal.

Pet Safety & Courtesy in Common Areas
As The Pines continues to welcome more furry companions, we’d like to remind all pet owners of the importance of keeping pets safely restrained in all common areas—including foyers, hallways, and especially the lift.
We’ve recently received thoughtful feedback from residents, particularly those with mobility challenges or allergies, about dogs being off-leash or approaching people uninvited.
To ensure a comfortable and safe environment for all, please remember:
- Pets must always be leashed and under control in shared spaces
- Pets should not enter the lift with others unless explicitly welcomed
- Respect for neighbours’ comfort is essential at all times
This reminder aligns with The Pines’ Consolidated By-Laws, which require written approval for any pet and prohibit unrestrained animals on common property.
Let’s continue to make The Pines a safe, inclusive, and respectful place for everyone—two-legged and four-legged alike.

Moving In or Out? Here’s What You Need to Know
Dear Residents,
If you’re planning a move—whether bringing in furniture, whitegoods, or simply changing occupants—please take a moment to review our moving guidelines, designed to protect our building and support your neighbours.
Per our Pines By-Laws, the following applies when moving large items or furniture:
- No access through the main foyer – All deliveries and removals must occur via the B2 Level Lift Lobby
- Lift protection required – Protective lift blankets and floor carpet (stored on B2) must be used to shield lift walls, and carpet installed before the move. Blankets and carpet must be returned to storage when finished
- Lift access via low-clearance entry – Max vehicle clearance is 2.0 metres; larger trucks must unload at street level and use trolleys via B2
- Timing restrictions – Moves permitted only between 8:00am and 6:00pm, Monday to Saturday. No moving on Sundays or public holidays
- Owner/occupier responsibility – You must supervise movers and are liable for any damage to common property
- Notify us in advance – Residents must complete the Move Notification Form on our website
- Coordinate with Tim Muir – Our Building Coordinator will ensure lift padding is in place and access is organised
- New occupant details – Owners must advise the Owners Corporation of the name/contact of new residents and ensure they receive a copy of the by-laws
These requirements also apply to deliveries, renovations, and removal of large items carried out by or on behalf of the Owners Corporation.
