To help maintain a respectful and welcoming community, leasing managers are asked to ensure tenants are aware of and comply with the following by-laws.
Summary of Key By-Laws Affecting Renters at The Pines
Noise Control

Noise must be kept to a minimum, especially between 10 PM and 8 AM.

This includes noise from music, parties, pets, appliances, and renovations.
No Smoking

Smoking is strictly prohibited in all common areas including foyers, stairwells, lifts, garages, and corridors.
Parking

Residents may only park in their designated spaces or on the street.

NO visitor parking is available.
Pets (Dogs Must Be Leashed)

Pets require prior written approval.

Dogs must be leashed at all times while on common property.
Balconies & Common Property

Balconies must be kept clean and free of clutter.

Hanging laundry where it is visible from outside is not permitted.

No storage is allowed in foyers, corridors, stairwells, or other shared spaces.
Garbage Disposal

All rubbish must be securely bagged and placed inside the appropriate bins:

Red for general waste

Blue for paper

Yellow for recyclables

Dumping items beside or near bins is not permitted.
Moving In/Out & Access Devices

Moves must be scheduled using the Moving In/Out Form.

Keys, remotes, and swipes remain the property of the Owners Corporation and must be returned to the leasing agent or owner at the end of tenancy.

Access devices must not be copied, transferred, or misused. Lost or misused fobs may be deactivated.
Bicycles & E-Bikes
Bicycles and e-bikes must be stored securely within your designated garage or storage area.
They must not be left unattended or stored in any common areas of The Pines — including foyers, stairwells, corridors, building entrances. Such storage poses safety risks, obstructs access, and detracts from the appearance of our community. It is strictly prohibited under the strata by-laws. Non-compliant bikes will be removed without further notice.
E-Bikes & E-Scooters
Registration

E-bikes and e-scooters must be registered using the E-Bike & Scooter Register Form.
Charging Restrictions

Charging of e-bikes or e-scooters in any common area (foyers, basements, corridors) is strictly prohibited due to fire risk.
Storage of Hazardous Materials

The storage of fuel, gas bottles, or hazardous chemicals is prohibited in garages, balconies, or any common areas.
Short-Term Rentals
Short-term letting — including platforms such as Airbnb, Stayz, and similar services — as well as temporary exchange arrangements or house swapping — is strictly prohibited under The Pines by-laws.
Real Estate Signage
Leasing agents should note that real estate signs advertising apartments for rent are not permitted on balconies, windows, or common property.
