MAJOR WORKS UPDATE: SUN 5 MAR 2023

Progress Report

Cavity flashing works on the Eastern (3-bed) façade are 100% complete.
Affected Eastern balcony doors for Units 34, 31 and 28 have been removed and hob works including waterproof membrane are nearly completed.

Poor weather has disrupted hanging stage works dealing with cavity flashings, some spalling and paint works on the Northern elevation, resulting in incomplete painting works. This means vehicle restrictions and access limits around the clothesline area will still apply (see newsletter dated 5 February) until at least Tuesday this week, weather permitting.

Fluid will endeavour to release restrictions caused by the ‘parking’ of the hanging stages as soon as possible.


Week Ahead

Door removal will begin during this week for Units 25, 22 and 19.

Affected residents are requested to move furniture, paintings and ornaments at least one metre away from their doors prior to the proposed start date of these works in their respective unit.

Affected residents are requested to leave their sliding doors unlocked for the duration of works scheduled for their unit.

Affected residents are also requested to remove blinds and curtains if possible. Please be aware that once removed, existing blinds and curtains may need to be altered to fit.

Once doors are removed, openings will be boarded up. Subject to any delays (weather, difficulties with particular doors), it is anticipated that each affected unit will take up to 7 days to complete the necessary hob rebuilding/waterproofing and door replacement work.

Work will continue from the top down, subject to the usual limitations of weather, access and degree of difficulty.

Door replacement will be completed for Units 34, 31 and 28 this week.
Southern (2-bed) Balconies

As soon as painting works are finished on the Northern façade (see above), the hanging stages will be moved to the Southern (2-bed) façade to begin washing down all balconies prior to painting works.

Balcony Tiling

Balcony tiling will not take place until the cleaning and painting of internal balcony (painted) surfaces is completed after doors are replaced. This is to avoid any damage to the new tiles. At this stage, the focus will be on continuing with door removal work first, so that residents are not boarded up for longer than is necessary.
