MAJOR WORKS UPDATE: SUN 12 FEB 2023

Progress Report

All spalling, screeding, brick cavity and membrane works are completed for all affected Southern Balcony (2-bed) units. Work is progressing from the top down.

Affected Units 39, 36, 33, and 30 now have their doors removed, hobs rebuilt and membrane laid. Doors will be replaced tomorrow Monday 13th Feb.

Spalling, screeding, brick cavity and membrane works are over 50% completed for affected Eastern Balcony (3-bed) units. Door removal and hob works will take place on completion of the Southern Balcony elevation. Timing details will be published as soon as dates are confirmed.

Hanging stage works dealing with cavity flashings, some spalling and paint works on the Northern elevation is ongoing and vehicle restrictions and access limits around the clothesline area still apply (see last newsletter dated 5 February).

Week Ahead

Door removal will begin tomorrow for affected Southern Balcony (2-bed) Units 27, 24, 21 and 18.

Detailed timetable for these and the remaining affected balconies (door removal works for Units 15, 9 and 3, scheduled to start Feb 20), is repeated from the previous newsletter dated 5 February. Please check below!

Affected residents are requested to:

  • move furniture, paintings and ornaments at least one metre away from their doors prior to the proposed start date of these works in their respective unit.
  • leave their sliding doors AND hinged door unlocked for the duration of works scheduled for their unit.
  • remove blinds and curtains if possible. Please be aware that once removed, existing blinds and curtains may need to be altered to fit.

Once doors are removed, openings will be boarded up. Subject to any delays (weather, difficulties with particular doors), it is anticipated that each affected unit will take up to 7 days to complete the work.  

Balcony Tiling

Balcony tiling will not take place until the cleaning and painting of internal balcony (painted) surfaces is completed after doors are replaced. This is to avoid any damage to the new tiles.

When tiling commences, it is anticipated that tiling will be completed continuously from the top of the Southern elevation down. Work on the affected Eastern elevation balconies will continue at the same time.     

Quarterly Lift Maintenance

The lift was serviced last Wednesday 8th February as scheduled. Thank you for your cooperation.
