MAJOR WORKS UPDATE: SUN 29 JAN 2023

Progress summary

  • Two (2) weather days have been recorded in the last four weeks with 41 wet weather days in total.
  • Cavity flashing works on the eastern façade are 80% complete and will be finalised by the end of this coming week.
  • All spalling works on the eastern and southern balconies have been completed and quantified by Sutech.

Further works planned (weather permitting)

  • Membrane works to the southern balconies will commence this coming week.
  •  Grading screeds on the eastern balconies will also commence this week and be completed by the end of next week.  
  • It is anticipated that door removal for membrane works on balconies will commence during the week of 6th February 2023. Two balconies will be completed per week. FBS will provide a program to allow for notification to be provided to owners. 
  • The swinging stages will be relocated adjacent to the northern balconies during the week of the 2nd February 2023.

A reminder that the swinging stages are required to be landed overnight and on weekends.

Garages for Units 2, 10, 21 and 36 will not be able to be accessed, or vehicles enter or exit these garages at any time during the period of proposed works due to the landing of stages overnight and the risk of falling debris while works are completed overhead during work hours.

It is anticipated that this work will take approximately three weeks.

Vehicles in garages 15, 14A and 24 will not be able to enter or exit during work hours of 7am-3.00pm weekdays for the same period, due to the risk of falling debris.

All other vehicles are prohibited due to the risk of falling debris.

Clothesline Access
Use of the clothesline is ill-advised during this time due to the risk of falling debris and flying dust damaging clothes. Access to the clothesline will be restricted to passage through the B2 garages and then round the back garden only.

Vehicle access to garages and driveway in the weeks ahead.
There will be multiple deliveries occurring through the weeks ahead as balcony screeding, membrane and tiling goes ahead.

Residents are reminded to always allow time to check for delivery truck obstructions on the driveway and B1 platform area before driving out or in, and to be patient. Fluid will make access available as soon as they can.
