Internal Door Hob Finishes and Door Replacement

To confirm previous advice, costs associated with Internal Hob Finishes and New Door Replacement are for the account of individual owners. Due to the vagaries of Strata Regulations, invoices for these costs must be presented in two different ways.  For Internal Hob Finishes, invoicing is via Fluid Building Services. For New Door Replacement, invoicing is via our Strata Management company BCS.

It has been brought to our attention that some owners would like to have the internal door hob tiles replaced to match the new balcony tiles as part of the current works. 

Internal Hob Finishes

Sutech’s letter outlining costs associated with options for internal finishes for the door hobs for both 2-bedroom and 3-bedroom units has been sent to owners. Affected owners should complete the appropriate form from Sutech indicating preferences. Please further note that payment is to be made to Fluid directly. Fluid’s account details are provided in the form.

ALL Doors Replacement Process

Sutech’s letter also contains information regarding the process for removal and replacement of ALL doors when the waterproof membrane is fixed over the door hob.  Please read carefully.

In most circumstances existing doors will be reinstated without issue however in rare circumstances the removal and replacement process may highlight issues with older doors (rollers etc).  Where an issue arises that is not a result of negligence by the builder then it is the responsibility to resolve/ maintain doors as per the current Strata law.

New Door Purchase

Owners on ALL Elevations whose old doors are being, or have been, replaced by new doors, please take special note of payment procedures.

Information regarding payment to the Owners’ Corporation will be provided individually by the Pines Strata Committee Secretary.

Each affected owner who has had, or who will have, new doors installed will be sent a form to be completed and forwarded to Strata Managing Company BCS, authorising individual invoicing of the required amount. Payment will then be made to BCS directly.
