Eastern/Southern Balconies

TILE DEMOLITION ON AFFECTED EASTERN & SOUTHERN BALCONIES SET TO START NEXT MONDAY 14TH NOV, 2022.

Monday or Tuesday (weather permitting) will see completion of setup and beginning of the demolition of the tiles on the 20 affected balconies on both the Eastern (3 bed) and Southern (2 bed) elevations.

There will be two crews of jackhammer operators working both elevations simultaneously. They will start at the top and work their way down. If balcony is inaccessible due to furniture, plants, barbecue etc still in place, it will be passed over so that work can continue uninterrupted. Residents will be notified directly when work is scheduled to begin on their balcony. HOWEVER, PLEASE BEGIN PREPARATION AS SOON AS POSSIBLE!

Eastern/Southern Elevation Owners/Residents’ Preparation of Balconies

Balconies being retiled: Please make sure balconies are cleared of furniture, barbecues and plants. Balconies affected are: 3; 9; 10; 14A; 15; 16; 18; 19; 21; 22; 24; 25; 27; 28; 30; 31; 33; 34; 36; 37; 39.

The following air conditioning units need to be decommissioned and removed as they are either located on the balcony tiles or pipes are too low: Units 3; 22; 25; 27; 28; 30 and 34. 

Fluid has arranged for A/C specialists to undertake this task on behalf of owners who wish to have it done for them. Owners can arrange to do this independently if they so wish. A/C unit removal and re-installation is at Owners’ cost.  Owners will shortly be given a quote for this work to be done on their behalf.

Removal of Curtains, Blinds, Shutters etc. for Affected Balcony Works

Waterproofing and retiling of balconies will require the short-term removal of glass doors to expose the hobs. In preparation for the removal of glass doors, curtains, blinds, shutters etc., particularly anything attached to the doors themselves, will have to be removed and stored. This includes the hinged bedroom door in 2 bed units.

It is strongly recommended that owners/residents be responsible for this themselves, particularly in the case of curtains. Fabric which has been hanging for some time can become fragile and tear very easily. 
If this is not possible, the builders will manage as best they can but with all the care in the world, they cannot be responsible for damage to old or fragile, sun-damaged door coverings.

Eastern/Southern Balconies NOT being re-tiled: Owners are requested to move furniture, barbecues, plants etc back from the balustrades and as close to glass doors as possible, to mitigate any damage from the possibility of falling objects from work being undertaken above or nearby. Anything fragile or valuable should be removed.
