MAJOR WORKS: THE WEEK AHEAD JUNE 20

Starting Monday 20th June, jackhammering will begin the waterproofing works on nine unit balconies (Units 2,5,8,11,17,23,26,32 and 35) on the Northern Elevation.

Crews will work three to four balconies at a time and jackhammer noise will begin at 7.30am. Workmen will be present on scaffolding and balconies from 7.00am, so please be aware of your need for privacy and close curtains/blinds if necessary during work hours (7am to 3.30pm).

The early start for jackhammer activity is designed to complete demolition work as fast as possible, hopefully by week’s end. This will be followed by the grinding of brickwork for the cavity work.

Some balconies have yet to be fully cleared, risking further delays.

Air Conditioning units (A/C): If A/C units are on the floor of affected balconies or are wall mounted too close to the floor they will have to be removed, not only to allow waterproofing of the balcony but for access to the lower levels of brick to enable checking/replacement of cavity flashing. If owners have not organised to do this themselves, then Fluid will arrange for their removal by A/C specialists and the owners will be billed through Strata Manager BCS.

Affected residents are strongly requested to make their A/C controllers available for this work to be carried out.

This is a specialised and not inexpensive task and it is common for the A/C unit to no longer operate optimally, particularly if it is old or rust affected. Owners might like to consider the financial benefits of replacement rather than re-installation. For those units whose A/C units are called out above, Fluid have arranged for A/C specialists to be available on Wednesday 22nd June to advise on removal.
