What does a Strata Manager do?
Strata managers are engaged by the strata scheme’s owners committee to manage the day-to-day affairs of the scheme. Strata managers provide services and advice on: Financial management, Insurance, Clerical and administrative support and follow up, Ad hoc maintenance and contract support, Ensure requirements of the relevant legislation are met, Advise on the legal requirements concerning the operation of the strata scheme.
Where do I go when the fire alarm goes off?
The designated assembly point is outside the front glass doors of the building. Use the fire stairs only and do not use the lift.
The fire brigade will attend automatically.
Where can I find our By-Laws?
Can owners and renters park anywhere?
NO. Owners and renters must park in their reserved parking space or garage.
They CANNOT park on the common property without the permission of the Owners Corporation.
Can trades/delivery persons park anywhere?
NO. Owners CANNOT give permission for tradies to use common property for parking, as this is a matter for the Owners Corporation.
Can I rent my apartment using Airbnb or equivalents?
NO. The Pines is zoned E4 and short term letting is prohibited.
Do I need to get consent from the Owners Corporation before carrying out renovations?
YES. See our Renovations page.
Where are the protective lift blankets and when must we use/remove them?
Before using the lift to transport furniture, large objects or building materials, an owner or occupier of a lot must erect protective lift blankets kept in the store on B2 level to shield the walls of the lift against damage and move the lift floor carpet into the B2 storage room.
Upon completion each day the protective blankets must be returned to the B2 storage room and the carpets replaced in the lift.
Note: Unit entry keys will access the Lift blanket store referred to above.
Who will pay to replace my balcony door if it shatters due to wind or age?
The Owner. In New South Wales balcony doors are common property if the strata plan was registered after July 1, 1974. The Pines’ strata plan was registered December 30, 1968.
Can anyone take the newspapers left in the lift?
NO! That would be stealing since the papers are paid subscriptions by various residents.
Of course, it’s ok to take a copy of any community newspapers, such as the Manly Daily.
My bathroom tap is leaking. Can I charge the owners corporation for it?
NO. The taps are internal to an apartment and not common property. The obligation of the Owners Corporation extends only to repairs and maintenance of the common property; and the chattels, fixtures, fittings and services related to the common property.

Cleaning your new Low E or Comfort Plus balcony doors.
Newly installed balcony doors are made using Low E Glass, sometimes called Comfort Plus.
On the INSIDE ONLY, they are coated with a thin metallic oxide film that increases energy efficiency (by reducing heat loss) and reduces the amount of UV rays, heat and glare coming into the apartment, when compared to standard glass.
CARE is required when cleaning the INSIDE of the glass.
DO NOT use Windex (blue bottle) or ANY cleaning aid containing ammonia.
DO NOT use a squeegee, scraper or any textured or metallic object to clean.
DO NOT wear jewelry when cleaning or anything metallic that can scratch the film (inside of doors only).
DO use water only, or soapy water, or white vinegar and water and a soft cloth.
DO use window cleaners who are familiar with comfort plus glass and know what is required.
Can we install National Broadband Network (NBN)?
Yes, contact your service provider to arrange installation.
How do I voice any concerns if I am a tenant?
If you are renting and have an issue concerning your rental, you should contact the office of the real estate agent from whom you are renting, or your landlord if renting directly.
